Proptech, short for property technology, is the application of software, data, and connected hardware to real estate: how it is financed, bought and sold, designed and built, leased, and operated. Proptech is a portmanteau, property plus technology, and like fintech it names an industry rather than a product. Where the term came from
The word spread in the mid 2010s as venture funding moved into real estate, first in residential listings and brokerage and then into commercial leasing, construction, and building operations. By the 2020s the category included everything from digital twins to lease abstraction to AI agents handling tenant requests, which is why a definition alone tells a buyer very little.

A note on the word
Buyers rarely search for proptech; they search for the problem. The term is useful in investor decks and conference programs, and in understanding why a market that once had three vendors now has three hundred. When evaluating any of them, the questions are the ordinary ones: what job it does, what system it integrates with, and who is accountable when the software is in place and the work still is not done.
